The short version: we collect what we need to help you find and check land, we never sell your information, and you can ask us to delete it.
What we collect
- Your preferences and saved properties. Kept in your browser. If you sign in, they're also kept with your account so you can use other devices.
- Your family profile (work and trip locations, household, plans for the land, budget), when you give it to us, so we can write reports for your family.
- Your email and name, when you sign up for emails, order a report, contact us or ask for an agent introduction.
- Documents you add to your Vault.
- How the site is used: pages viewed, buttons clicked, and how you found us (for example, which ad), so we can see what helps and what doesn't.
- Payment details go straight to our payment processor; we never see your full card number. [When checkout is on.]
How we use it
- To score properties for your family and write your Land Reports.
- To send the emails you asked for, and to answer you.
- To introduce you to a local agent, only when you ask and agree.
- To keep the site working and make it better.
Who helps us run the Service
We use a few trusted services, each only for its job:
- Cloudflare hosts the site and stores reports and Vault files.
- Clerk handles sign-in and keeps your saved preferences with your account.
- Kit sends our emails and keeps your contact requests.
- PostHog measures how the site is used.
- Anthropic (Claude) helps write parts of reports, such as the summary for your family and reading aerial photos. It receives the report's facts and your family profile for that purpose.
- Mapping and routing services receive map locations (not your name) to work out drive times and map details.
- Our payment processor [Stripe], when checkout is on.

What we never do
- We never sell your information.
- We never share your documents without your permission.
- We never let a referral or advertising relationship change a score or a report.
Your choices
- Unsubscribe from emails with the link in any email.
- Clear your saved preferences in your browser, or in your account.
- Delete any Vault file, or download everything, at any time.
- Ask us to delete your account and information: contact us.
Children
The Service is meant for adults buying property. We don't knowingly collect information from children under 13.
